Drainage decides how long a seal coat lasts on this side of the river. Where water sits on asphalt instead of running off it, the binder breaks down faster and the coating goes with it. Part of our inspection is watching where the pavement falls, and if a low area is holding water we tell you, because sealing a puddle is money spent on a surface that will fail there again.

Then coating alone is the wrong answer, and we will tell you so. Drainage issues need a grading or repair conversation first, otherwise the same square footage fails again.
